Description                           

Longrigg Farm is a productive dairy farm extending to about 248.71 acres (100.65 hectares) in area which is offered for sale as a Whole or in Three Lots.  The extent of the property is shown outlined in red and coloured in pink, green and blue on the attached Sale Plans. 

Lot 1 extends to 210.90 acres (85.35 hectares) in area and is shown coloured in pink on the Sale Plans.  It includes a four bedroom farmhouse which has the benefit of oil fired central heating and uPVC/wood framed double glazed windows with utility room, store, dining kitchen, office and two reception rooms on the ground floor and first floor bathroom.

The farm buildings include cubicle housing for up to 250 cows, a 15/30 herringbone milking parlour, two large steel framed general purpose buildings, a cattle shed with calving boxes, two silage pits, slurry tower and lagoon and middenstead.

Most of the land has been ploughed out and reseeded or cropped over the years although it is all in grass at the present time with the exception of about 12.20 acres (4.94 hectares) of spring barley undersown with grass seeds in part of field No. 5 on the Sale Plan. It is watered from a field trough fed from the main supply with access along an access track known as the Crochmade Road from the public road.

Lot 3 has an expired planning consent for 3 dwellings and following enquiries, the Vendors believe there is considerable potential to re-establish a consent for a similar number or more dwellings in this area. All enquiries regarding planning consent for this area should be referred to the local planning authority. The northern boundary is not marked on site but is 33 metres from the garden wall and in line with the southern field gate stoop. The Vendors will insert a development clause on this land whereby 50% of any uplift in value from obtaining planning consent for residential development will be payable to the Vendors for a period of 20 years.
